It was not a big hassle, for several reasons:
1. I had a attitude adjustment while at Ryan's boot camp this summer, and I stopped dreading getting a home back, and had the process partly in place to do it.
2. I had local network of folks, including the owners of the park, to ask a few quick questions about the forms I would need.
3. I had prepaid legal membership, and had a quick phone consultation with a lawyer to get an understanding of what I needed in the release of contract form, and legally what that documents does, and that there were no specially quirks for my state.
4. The park manager quickly told me the co-signer had told her that neither the buyer nor the co-signer wanted to keep the home, and that they were going to see if I would take it back.
I was then able to get in touch with them quickly before the buyer had finished moving out, to get the process established and the meeting set-up to sign over the title.
5. I paid the co-signer for the blinds, ceiling fan, and carpet he had installed to stay in the home. I see it as $50 well spent, to let him feel a tiny bit better about the money he had spent trying to help out his granddaughter be on her own.
6. I kept using the phrase, "well, we went into this situation to try and see if it would work out, it did not, we are working together to make this easy on all of us."
7. Both the park manager and I got what we needed (if they follow through and bring her the november lot rent payment)
by presenting a united front to the buyer and her family. I clearly stated that I needed the title and release signed, but that they would have to also meet with the park manager to figure-out what they would owe the park. The park manager pointed out to the buyer that I was giving her a great break in forgiving a month's interest and not having anything turned in on her or her co-signer's credit score.8. so, winterize the home, fix the furnace, get the less damaged other home done quickly and on the market, and finish the rehab on this mobile home that i really did not ever want to work on again! lol life is interesting.....
