Assuming you are taking back possession of the trailer to sell again, I would suggest paying the lot rent to keep on the park's good side. Your goal is to establish a good working relationship with the park and if they know they're going to come out ok regardless of what the buyer does, they should treat you well as far as approving buyers.
Pay the rent, get it cleaned out, and get it sold again ASAP.
