where did you get the figure for $1000 to make those repairs?

In rural GA I've paid $100 to re-level a 2002 home; new carpet installed could be at least $800 (using the old carpet pad); paint would cost about $35 for 5 gallons (Walmart); drywall, sink/faucet all need to be mobile home style, not the cheap stuff you can pick up at Home Depot, same for the new locks you're going to put on the doors. If the furnace is original, then you should plan to replace, not repair it. I can get a new electrical furnace for about $400 and my guy will install for $200 plus electrician to sign off on it- but you might have a gas furnace which is more expensive.

I'm guessing you have a minimum of $5K in repairs plus your labor to paint, AND you don't know enough to find out what the buyer isn't telling you. It could take you 2 months to fix this up, and then you've got another 3 months of lot rent while you wait to sell it. Do you have $15K to spend on a 30+ year old mobile home?
