ok, the seller came up with a solution that works for him:
The uncle is sending the notarized title blank to the buyer, we will transfer the mobile home into his girlfriend's name, because she is available during the day to go to the title office, and the contract will be in her name, and the checks will be in her name...
all I can say is the fellow better be nice to his girlfriend until they get the final checks lol.

PS: the couple told the park manager this morning that I "bought" the home. I updated the manager that I made an offer, the contracts check etc have to be done. I did like hearing that they are still motivated to do the deal with me...grins
