This should be simple but it isn't lol
the nephew had an installment contract with his uncle they made all of the payments. The title is still in the uncles name. The uncle has done some mobile home deals, he wanted to sign the title and notarize it, but not fill out the buyer section.
the nephew would then bring me the title, at the title office, and I would do the title and give the nephew the the bank check with the nephews name. the check would be for $900 which is less than half the price. Did I mention we still only have a verbal contract?
I said I want him to get the title into his name, and we go from there... There is $40 outstanding in taxes.
The nephew is not please that I want the extra step, especially since the uncle thinks we don't have to do this.
I want no possible future issues in the future.
I am really unhappy with myself that I am not totally comfortable with titles by this time. I have made an effort to learn dealing with titles (I have title samples marked up with who signs where if using a power of attorney, and if not using a power of attorney etc) but still stuff comes up where I only know one way to do it, and there are probably several right answers....
oh well.... if the seller had got his title before he called me we would not have to have a brief delay, which is all that is really going to happen... I am a cash buyer which is what he wanted at the time we talked... lol
