With my small parks I always want to own the home and the land. I know this is outside what everyone else teaches for the larger parks but I find that for these small, mom and pop type parks it is the way to go for me.
Renting the homes provides me with much more control over the tenants and the property, at least in NC.
One idea that came to mind upon reading your follow-up post is that this might be a candidate for a lease/option like Greg Meade loves.
I only have a second and wanted to respond to your post so forgive me if this was already mentioned in other responses etc.
