Sorry I can't help with selling this mobile. Its probably in a park and its only value is heavily tied up in the space it occupies. If you sell it as a pull-out it'd probably be worthless (or even worse than worthless) you might even have to pay to have it removed. The reason is local building codes now require a mobile no older than 12-15 Months (sic) in my area, and other counties are following suit. They want to upgrade their communities' images and property tax revenues.
Its only value might to be to somone who wants to live in the park, if it is in one now. Things usually are not hard to sell in ANY market if the price is right. Your 'want' price appearently is above the right price. Thats why you haven't been able to sell. If you don't want to lower your price then try to offer better terms. To trap a buyer remember it is customary to bait a trap. I'd consider offering a $l,000 NEGATIVE down payment if the buyer's credit is golden and the full price is acceptable to both of you. Yes I would give the buyer a 'cash up front' in my ad. I might offer them the bait after 24 months of on time payments, then I'd give it to them as a credit toward future payments. The Negative downpayment will really get folk's attention if it is worded right.
Remember just getting their attention doesn't necessarily equal a sale. You've got to deliver a great deal too, to sell in this or any other market. Be ready to do so.
Some of the best prospects for a buyer might be right in your park. Get your ad out in your own park. Sometimes folks often want to move nearer to their children, parents, mistress etc. You've got to plant this idea in their heads. They don't seem to respond immediately but after you've given them the idea they think it over for a while and may ask thir family and friends if they would like to live near them.
