Yes, a listing is an invitation for offers. This was not a listing. It's unclear whether Ed signed the lease prior to mailing--if he did then once accepted the agreement is binding.
I was inaccurate earlier--one signature satisfies the statute of frauds if the transaction involves the sale of goods (UCC), otherwise to enforce the agreement the party to be charged must've signed the agreement.
