All, Just a quick question concerning the "I buy houses" ads in the newspaper. Is this the most effective way of finding motivated sellers? How many calls/week is typical? Of these calls, how many are truely motivated and willing to take 80%ltv cash or seller finance deals? Are there more effective methods? Thanks. |

I run ads and I have gotten a pretty good amount of buisness from them. How many calls per week will depend on so many variables... circulation of the publication How many competitors also advertise How good your ad is What the market is like in your area Are thier more effective methods...Yea there are probably more effective methods. Targeted direct mail will definitly have a higher response ratio but its also much more expensive and time consuming. I have run my ad for about 2 months and because of it I am buying two homes. The only regrets I have is that I didn't start advertising in papers years ago. Find out what it will cost per year. Then try to guess how many deals you need to find to make it worth the costs....I'm sure its one or less. Gene |
