    Any suggestions on marketing for buyers? I have bandit-type signs & directionals, an info tube w/flyers in the front yard of the property, a website w/ property info, ads in local dailies and weeklies. Any other suggestions would be greatly appreciated.

    The marketing your doing is more than enough. 10 signs and a website will sell any house if you're giving buyers what they want.

    So you get a house sub2, then market it with low down payments/monthly payments. Do you transfer the loan to them then? PLease explain how it works with sub2 or other ways..
