    Default looking to invest

    HI
    i am new in this forum
    Congratulations ! this a great web site with great info!

    I live in New Jersey were property taxes are very high almost everywhere

    My little experience tells me that if you buy real estate to hold it, expenses have to be low, taxes,maintenance, because sometimes you cannot rent it out for periods of time,etc (IT happened to me) Most of the times, math and reality don't match

    I am looking for a place to invest ,the traditional way, holding for better times,
    but i want a place with low property taxes.
    Which are the best places to invest, to be able to have cash flow, low taxes and potential for price increase? with a good ratio rent/sell price?

    I used to live in Manhattan, NYC. I looked for properties in NJ and Central NY. The property taxes really can kill deals there.

    Now I live in Victorville, CA. I'm not necessarily saying to invest in Victorville...but instead of $5000 property tax on a $100,000 property...here its like $1200. It makes a difference. Where I live for example your mortgage/PITI/etc payment is under $750/mo for $100,000...but the rents are 1100-1200 for the same property...someone can buy these nice houses that used to be worth $350,000 before the bubble burst and make a pretty good spread.

    So maybe you ought to look west.
