Hi Sindy, Almost all of the real estate courses have a property evaluation page for what you'd like to do, but if you don't have any courses you can just start by writing down the questions you ask when calling on an ad, the information you get, etc. You'll quickly get a list of things you want to know on all properties you're considering, and you can just type up a form you can use. And it's a good way to compare the sheets for each property against each other when considering what to pursue further or make an offer on. I hope you're calling on ads and asking the same questions over and over on properties you might be interested in. But you don't want to use a script that's a list of questions to ask because people can tell you're using a script and they can be downright nasty about it. I've coached investor students, and you really want your calls to be conversations, where you talk about as much information as possible on the property and the seller's situation. Then you can list square footage, # bdrms, # baths, condition, reason for selling, etc and compare. The problem with scripted questions is always that the person you're talking to goes off to answering #8 while you're on #3, and it's easy to forget to ask something or go blank. Another way to do it would be to list bullet points for yourself on a paper that would remind you of what you need to get. As you fill in the blanks on your property profile form a few times, you'll get used to where the info goes really quickly. ChrisX |
