Ray, thanks so much for your usual detailed response. I've seen appraisers approach the issue by determining the market rent with a discount for carrying costs and commissions and such. Your approach of starting with a depreciated base value seems like common sense. Probably makes even more sense considering the difficulty in estimating absorption these days. Thanks again.
