The rents increase 3% a year. I am able to get a 25% down loan which will make it cash flow. That's 6.5% 5 year loan (25 year amoritazation). I don't know many class A NNN retail propeties that have a 10% cap, so I'm happy with 7.5%. My goal is low risk, no headaches, and no problem finding a new tenant for this space should the tenant go dark.
