First off I am a newbie and am ready to take the plunge. I believe this to be a good deal but would like those who are smarter to weigh in.
Built in 1945 (commensurate with the age of the area), has three bedroom units. Bank is claiming 750 per month rent, my research is showing a realistic rent for a two bedroom is around 600, since this is three bedroom I am using 650.
Purchase price is 130K
Annual gross rents is 15600
Taxes are 1600
Insurance is 600
Maintenance 900 est
Vacancy rate 5%.All rental units is the area are fully rented
