Chad, to say the least these are very unusual times and so for us landlords waiting to get commercial space filled may be a long wait. I think most everyone is scared to death about putting their money into anything and for those who are not concerned they want you to come up with a lot of buildout funds or break your back with low rent offers. I personally do not want to wait that long and have taken the approach of going into business with people in businesses that I think will be able to pay rents and also be able to take advantage of some of the profits of the business. If you are going to have to come up with money why not do some joint ventures. These businesses will most likely not be able to pay the full rent for a time but if your centers are well located it could be a win win. Anyone with other thoughts on this idea? We are about to open three businesses, one a new and used bookstore, a musicaly instrument and accessory business along with some EBAY business and then a computer repair and sales business.
