Hi. There is a 10-acre commercial parcel of land in my hometown that was just turned for the planned mixed-use development of retail and residential since the sewer lines are already at full capacity and the municipality will not allow any more taps into them. I would think that there is the potential for a great deal on the land.
Does anyone have input as to whether it would be cost-effective or not to buy the land at a big discount and then build self storage units on there? Would there be any restrictions on this by the municipality because of the sewer line limitations? TIA.
