CPI escalator in comm lease

I'm in the middle of negotiating a commercial lease on an office bldg. The
remaining point of contention is what's an appropriate value for a CPI escalator
for the next 10 years. I'm concerned that the next ten years will be much higher
than the last 10 years while my counter party wants to use the average of the
last 10 years. Any help on this one?
