Regardless of what vehicle you take, you need to decide what your goals are. What do you want to accomplish. Pick one area that interest you and learn all you can about it. There are so many ways to make money in real estate, it is comical. But you have to have the knowledge. Pick and niche and just saturate yourself with the knowledge. Then ask yourself how can what I know get me to the goals I want to attain. Put everything on paper. It is easy to get caught up in the mechanics of many different areas within real estate. You need to focus on using your niche to reach your goals. Your goals can be easy. Purchase one property in the next 3 months, six months, etc. Dont get caught up in the next great thing, or some undiscovered technique, or a guru that says he knows something that the others do not. You will be wasting your money. 90% of all investors know of 90% of the techniques. So, when someone says that they have the secret, turn away. The fundementals of real estate is the same as it was 50 years ago. The only thing that has changed are the players and the wrapping paper. Find someone that is a proven investor in the niche that interests you. Learn all you can from them. I can guarantee you that there is one in your backyard. Chances are he will be on that does not have all the neon signs saying I CAN TEACH YOU. This person is a lot closer than you realise. Just look for them.
