It sounds like at that point you would have found the deal and the partner put up money and found the tenant. I would say your portion would be about 20%. It may be 20% of only a certain number of years. This is only my opinion. I generally do not do commercial deals. I flip residential properties. The largest multi-family I have done is a 12-plex. I find the deals and put up the money. My partner does the work. I charge an interest rate for the money and share the remainder at 50/50. I am extrapolating from those numbers to give you an answer.
