Fair Percentage split?

I have a possible deal to purchase a 15,000SF warehouse. I also may have a tenant ready to do at least a 5yr lease possible 10yr lease. If I have a partner who brings in the necessary money for a down payment and the needed funds for fit up and repairs, what is a fair partner split?
P.S. The partner is a construction company that will most likely do the fix up themselves.
