Do you mean free and clear, except for the purchase money loan that you carried back? I'm also presuming that you don't want to foreclose the loan and deal with the hassles of taking your former property back.

If you were to turn the table around I doubt if you'd argue that this doesn't make for anything attractive for a note buyer, if that's your thinking.

I would consider using the note towards another deal whereby you horsetrade it into subsequent deals until you have something that can be liquidated for the amount of cash that you want.
