help with wraps!

Hi all;
I am new to the forums here. I am investing here in Columbus, OH. I have no experience with wraps and wanted some advice. I am trying to sell my personal residence; it is a tough area to sell (and a slow market of course) and was considering offering owner financing to see if that would help get it sold. I don't have a ton of equity unfortunately. owe 300k, value 315K and some change. Any advice would be appreciated. Thank you!
