Thanks David for that comprehensive response. After my
initial post, I found somebody who is "a note appraiser
for the American Appraisal Institute of Privately held
Notes and Mortgages". Hopefully, that's a good sounding
enough name for my custodian and the IRS.

I like the free note appraisal idea for my future
marketing efforts as a note buyer. Thanks for the tip.
I guess as long as it's done to help somebody figure
out how much to ask for a note they want to sell, and
the appraisal expressly tells the note owner not to use
it for IRS or other purposes (other than selling the
note), there is nothing unethical about it.
