question financing and holding properties

there is a guy who buys homes,nice homes,and offers owner financing with no down payment/closing cost,and puts the deed buyer name.what kind of financing allows you to do this and is it profitable enough to cover property payment,etc?Also,I need a lender/financing that would allow me to purchase manufactured homes on land and either resale, or hold for lease out.Interested in continually building up my rental portfolio.
