Being a newbie and having my own communications consultancy, I have found the biggest problem not to be which "cash flow business" to be involved with, but - rather - TIME.
To help solve that, I have had luck getting sellers to come to me by advertising in Craigs List (free) and the Washington Post (expensive). Just starting out, I've done 2 sandwich lease options in May -- and I have confined my leads to the immediate area and see folks at night or weekends.
I study entire CRE site daily and have seen some great ideas for other businesses.
