One of the things sellers are seeing here in Florida isn't merely a dearth of offers, or even lowball offers, they're seeing *no* offers. None. For weeks on end. All the discretionary buyers seem to have disappeared. Only buyers who must buy, perhaps because they're moving from another state, seem to be buying. Luxury and waterfront is getting hit hard, and prices there are dropping like a stone. Under $200k homes seem to be holding their prices despire the huge increase in inventory for sale. Those few buyers left are being *very* selective causing sales cycles to skyrocket from a few days to 4-6 months. How do you convince a buyer to buy with owner financing when there are so few buyers?
